Tract #1: Being 104.39 Acres more or less consisting of three parcels located in Madison Township & improved with a 1-1/2 story framed dwelling constructed in 1885 and containing approx. 1686 sq. ft. with 7 rooms, 3 bedrooms, 1 full bath & partial basement. Other improvements include barns, 24’x40’; 32’x56’ and 24’x 60’ and other miscellaneous farm sheds & outbuildings. Combined taxes are $1,557.40 per year under current agricultural use value.

Tract #2: Being 72 acres more or less in 2 parcels located on Madison Walnut Rd. in Walnut Township with no improvements. Combined taxes are $282.34 per Year based on current agricultural use value.

Terms of Sale: Both Tract #1 and Tract #2 were appraised in the estate as a whole for the amount of $847,000. Tract #1 will not be sold for less than $334,187., and Tract #2 will not be sold for less than $230,496. A $20,000 non-refundable deposit will be required day of sale per Tract. Tract #3 being offered as a whole & will reflect a minimum bid of the combined total of Tract 1 and 2 plus $10,000. If farm sells as a whole, a $35,000. non-refundable deposit will be required day of sale. The balance of the purchase price whether sold separate or as a whole) will be due at the closing on or before November 30, 2005. Possession will be immediate upon delivery of deed for house and barns. Possession of tillable ground will be upon removal of 2005 crops. The estate will provide Executor’s Deed with no further evidence of title being provided. Taxes will be prorated through date of closing based on C.A.U.V. values. No recoupment tax will be paid by the estate. All real estate and improvements are being sold in “as is condition”. All buyers will have the right to have the property professionally inspected to satisfy themselves as to the structural & mechanical conditions and to complete any environmental studies they might desire including but not limited to lead base paint.
